The process of buying a home may seem quite daunting if you are unfamiliar with the technical aspects of conveyancing and mortgage procedures. Wilkin Chapman will ensure you feel comfortable and confident with your solicitor and that your house purchase is a smooth and efficient transaction.
The Solicitor
- Deals with the conveyancing of the land and property to ensure you own everything you have paid for.
- Liaises with the building society over your mortgage.
- Checks the contract of sale and the Title Deeds to make sure that the person selling is the rightful owner.
- Conducts a local search on the property, which will reveal any nearby road proposals or planning restrictions.
- Exchanges the contract of sale and fixes a completion date.
- Prepares transfer and any mortgage documents.
- Obtains any mortgage monies and pays over the purchase price upon completion so that the keys can be released.
The Buyer
- Makes an offer to the seller subject to contract.
- Gives their solicitor details to the seller, the estate agent and informs their solicitor of their plans.
- Applies for a mortgage.
- Arranges for a private surveyor.
- Makes arrangements for a deposit.
- Agrees a completion date
- Waits for exchange of contracts.
- Collects keys on completion day and moves in.

Secure Online Residential Conveyancing Service
With every sale, purchase or re-mortgage of a property, there are a number of stages that we have to go through to complete the transaction. We recognise that communication is key to ensuring that you are kept informed every step of the way, which is why we have introduced 'Client Connect', a secure online residential conveyancing service to enable you to track the progression of your case at any time of day or night.
You will be supplied with:
- A unique username and password which you can change to your own after your first login.
- Information on your sale and/or purchase so you can monitor what is happening including
List of events required before completion These events dated once completed Last time updated (Your information is updated twice a day at 1pm and 6pm)
Don't worry if you are not sure of the meaning of some of the legal terms. You can be assured that all events listed online in your transaction are routine and if any problems arise we will contact you directly.
The 'Client Connect' service directly links from activities that are happening within our case management system which we use proactively to ensure that your transaction is completed as efficiently as possible. Your estate agent also has access to your case and is supplied with their own unique login and password - so everyone is kept informed - automatically!
You can be assured that this service is completely secure and only you, your solicitor and estate agent will have access to your information.
Home Information Packs Explained We're prepared, are you?
It is now compulsory to prepare a Home Information Pack (HIP) for all homes in order to sell a property. You have nothing to pay until the sale or withdrawal of your property from the market.
In the main, a Home Information Pack provides:
General information about the property Evidence of your legal title to the property (copy of deeds) Results of searches with the Local Authority and Water Authority Energy Performance Certificate which gives information about the energy efficiency rating of your property and what can be done to improve this.
Why do I need one?
Selling a home can be a stressful experience. HIPs have been introduced by the government to improve the buying and selling process by exposing issues at the outset therefore reducing the risk of sales falling through. Most of the contents of the Pack is standard information which is usually provided in the course of a sale transaction. The advantage, however, is that it is put together at the start which will speed up the legal process.
Why should you use Wilkin Chapman?

Your HIP can be linked to your conveyance so the legal work for your sale will go through more quickly and efficiently than it would if they were done independently. We are comparable or cheaper than many national organisations in the area and we aim to complete your HIP within 7 days of instruction.
To ensure you have a legal expert with local knowledge of the property, who you can meet face to face to discuss specific issues that may arise, we recommend that you instruct your local solicitor rather than a third party provider as maybe suggested by some estate agents. Estate agents will be paid a referral fee by their provider who is often out of the area so you may not be getting the expert service you require.

How will I pay for the Pack?
Most of the cost of the Pack already exists as nearly all of the contents are required under the current process (although searches are now paid for by the seller) and you wont be funding any referral fee!
You can pay for the Pack at the outset, upon completion of the sale of your property or when you withdraw your property from the market.
